Estate: Estate appraisals generally serve two purposes. One, they can help when dividing assets between surviving family members. Two, they are needed to set the “basis” for tax/accounting purposes. The basis represents the value at the time of acquiring a property. That is necessary for tax purposes in determining the amount of tax owed when selling the property at a later date. Private Mortgage Insurance (PMI) Removal: PMI is generally required for conventional loans with less than a 20% down payment. PMI insurance can usually be removed once you reach the equity requirement. You can meet that requirement through appreciation and/or principle payments. An appraisal can be used to show the lender you have the equity required. You should check with your lender to see if they allow you to get your own appraisal (they usually do) and what the equity requirements are. Tax Appeals: The best way to appeal your property taxes is with an appraisal. You can make your appeal by filling out the on-line application and attaching the appraisal. The challenge with property tax appeals is there is no guarantee the appraisal will support the appeal. For that reason, we recommend you order our more affordable desktop appraisal.
Rehab Appraisals: We have helped investors and home owners understand the upside potential for “fixer uppers”. We can provide the “as is” and “as if remodeled” values that can be helpful when making investment decisions, whether that investment is in your own property that you plan on staying in or for a property you plan to “fix and flip”.
Measuring Service: We offer three level of measuring service, depending on your needs. These can be helpful when a home’s square footage is in question or when you would like a visual of the home’s floor plan.
Luxury Homes: We are on several lender’s complex property/luxury home appraiser list and have extensive experience appraising these type homes, including homes with over 50,000 square feet, homes on large lots and property with significant out buildings and elaborate site features. Appraising these type properties takes a specialized skill set that comes with extensive training and experience, which we have.
Green Homes: We have specialized training to appraise green homes. A special skill set and training are necessary to appraise these homes accurately. We have appraised many homes with green features.
