Full Inspection Appraisal: When preparing this type appraisal, we will inspect the interior and exterior of the home and the site. At the inspection, we will take detailed notes, photograph every room in the home and scan the floor plan using lidar technology. The appraisal report will include descriptions, comps, analysis, photos, maps, exhibits and conclusions.
Front Exterior Inspection Appraisal: This type appraisal includes only a front exterior inspection from the street. This is a more affordable option that requires no appointment. Due to a more limited inspection, the more information that is provided or available to the appraiser, the more accurate the appraisal results. Ideally, interior and exterior photos will be available to the appraiser. Information can also come from the Multiple Listing Service (MLS), tax records, public records, home owner, maps, etc. Although, outside sources are used for more of the subject’s information for this type assignment than for full inspection assignments, the appraisal report is quite similar. It includes descriptions, photos (when available), comps, adjustments, maps, exhibits and conclusions.
Desktop Appraisal: This type appraisal does not include a property inspection. This is the most affordable option available and requires no appointment. This type appraisal can be more accurate than is generally assumed, depending on the amount of information that is provided and available to the appraiser. Measurements: This is a stand alone assignment for when all you need is to verify the home’s square footage. Measuring a home accurately is more difficult than it seems. We follow the latest measuring standards of the American National Standards Institute (ANSI). The home is measured and the floor plan is scanned using lidar and/or laser technology. The report will include the home’s measurements, square footage breakdown and floor plan.
